Home Inspection Summary Helper
Turn a home inspection report into a plain-English severity list — Critical, Major, Moderate — plus an editable repair-request letter outline. The PDF never leaves your browser.
A home inspection report is often forty pages of hedged, technical writing, and what a buyer actually needs is a short list: what is dangerous, what is expensive, and what can wait. This helper reads the report on your own device, pulls out the finding-style lines and sorts them into Critical, Major and Moderate groups using transparent keyword rules, then drafts an editable repair-request letter outline from the sorted list.
Drop in the inspection PDF (or paste the report text) and get a plain-English severity list plus a repair-request letter outline. The file is processed in this browser and is not uploaded to verystep servers. Keyword sorting is a first pass — verify every item against the original report.

How to use
About this tool
The file never leaves your browser. PDF text is extracted locally with a PDF library loaded from this site, the sorting runs in the page, and nothing is uploaded, stored or logged — closing the page or pressing Clear all releases the file from memory. A paste-text fallback covers reports you already have as text, and scanned image-only PDFs (which contain no extractable text) will ask you to paste instead.
Treat the output as a reading aid, never as a verdict. Keyword sorting can miss a serious defect or rank a minor one too high, which is why every item can be re-ranked, edited or deleted, and why the gate asks you to verify every item against the original report before relying on it. This is not an inspection, appraisal or legal opinion, it is not a substitute for a licensed home inspector, contractor, engineer or attorney, and it must not be used to decide whether to buy a home. Cost figures that appear in report text are rough placeholders only — verify them with a licensed professional.
Frequently asked questions
Is my inspection PDF uploaded anywhere?
No. The PDF is opened and read by JavaScript in your browser, using a PDF library served from this site. There is no upload endpoint and nothing is stored or logged. Closing the page or pressing Clear all clears the file from memory.
How does the sorting decide what is Critical, Major or Moderate?
By keyword rules applied to the finding lines in the report text. Safety language (gas, carbon monoxide, electrical hazards, structural failure, active hazards) sorts to Critical; systems and water language (roofing, HVAC, plumbing, drainage, water damage) sorts to Major; other finding lines default to Moderate. It is a first pass, not a judgement — you can re-rank, edit or delete every item.
Can the summary miss something important?
Yes. Keyword rules cannot understand context, and a scanned image-only PDF has no text to extract at all. That is why the tool asks you to verify every item against the original report before relying on the list, and why it does not replace a licensed inspector, contractor, engineer or attorney.
Why do I have to tick a declaration before summarising?
Because people act on inspection summaries in real transactions, the declaration keeps the limits explicit: this drafts a summary only, it is not a substitute for licensed professionals, and you will verify every item against the original report. The Summarize button stays locked until you tick it.
What if my PDF produces no text?
It is almost certainly a scanned, image-only PDF. This helper does not run OCR. Copy the findings from your inspector’s digital copy if you have one, or paste the report text into the fallback box instead.
I need the report and past summaries saved. Where is that?
That is the companion version on SkillAisle, which is built around accounts and saved documents. This verystep version is deliberately stateless: summarise, export, done.
